  • Alvieno Stinson (b. 1996) is the Founder of Polaris & Crux and a visual artist based in The Bronx. He holds dual master’s degrees in Real Estate Development and Urban & Regional Planning from Cornell University (Class of 2023) and a Bachelor of Fine Arts from the School of Visual Arts (Class of 2019). He is also a graduate of the Community Preservation Corporation’s ACCESS Incubator Program, a comprehensive training in multifamily real estate development.

    Alvieno currently serves as Director of Real Estate Development for Mid Bronx Senior Citizens Council, where he oversees the preservation of a 1,200-unit affordable housing portfolio in the Bronx. Prior to this role, he contributed to the development and preservation of over 1,300 apartments across both public and private sectors—offering expertise in financial underwriting, development coordination, investor relations, loan negotiations, commercial lease structuring, and construction management.

    His background includes experience in private equity structuring, New York City tax incentives, and Low-Income Housing Tax Credit (LIHTC) underwriting.

    Alvieno’s work as an artist has been exhibited both nationally and internationally, and has been featured on CBS’s The Dig, the Caribbean Broadcasting Corporation’s Morning Report, Artsy.com, and more.

    To Alvieno, real estate is part of his art practice. He considers development a creative act—and approaches it as such. His interdisciplinary practice spans the design and financing of multifamily affordable housing and regenerative hospitality, alongside abstract figuration, performance, sculpture, and books. His work explores healing and regeneration—and the role they play in shaping community, the built environment, and democracy itself.
